Canton Harbor Fills a Three Level Hunters Point Restaurant
A dark beer hall in Long Island City became a Cantonese seafood restaurant on a 10 year lease.
The space
A restaurant on three levels at 5-14 51st Avenue in Hunters Point, Long Island City: ground floor, second floor and lower level, about 7,500 RSF, with a full bar and kitchen. It had been the Gamehaus sports beer hall, now closed. Origin knew the building: it leased the same space in 2021, when it was the former Alewife brewery restaurant.
The challenge
A second generation bar draws interest, but few operators an owner can trust. Origin marketed it from the spring of 2025 and signed an exclusive in July. Inquiries ran from bars and karaoke to a bakery and a golf simulator; by mid July Origin was following up 17 of them. Three written offers followed. One asked for 8 months free plus key money from operators whose last two restaurants had closed, so Origin pulled their financials, principals and liquor license status, and the owner asked for prior landlord references. Another came from a Long Island City restaurant operator Origin knew from an earlier deal at Tangram. Origin used the third offer as a backup, sent it the same terms, and it did not step up.
The result
Origin ran the owner's counters in August and September, and the operator agreed to terms on September 16. The lease was signed at Origin's office on October 18, 2025: 10 years plus a 3 year option, 6 months free as a construction period, four months of security, space taken as is. Canton Harbor, a Cantonese seafood and dim sum restaurant, opened in 2026.
