The survey
Every space on the market that fits your use, size, area and timing, in one survey with photos, floor plans and the facts that decide it.
Tours
We set the tours, confirm each one the day before and walk the spaces with you.
The LOI
We write the letter of intent and negotiate the terms: taking rent, free rent, TI, term and the work letter.
Occupancy cost
Each option's full cost side by side: base rent, pass-throughs, real estate taxes and the build-out, so you compare the real number, not the asking.
