Charley's Lands in Baldwin Past a Chicken Exclusive
A franchisee's fourth Charley's, cleared through corporate review and a neighbor's chicken exclusive.
The space
A 3,442 RSF storefront at 1745 Grand Avenue in the Baldwin Shopping Center, an 83,945 SF Blink Fitness anchored center with about 870 feet of frontage on Grand Avenue in Nassau County. Origin represented a Charley's franchisee opening his fourth store.
The challenge
Origin met Charley's real estate team at the International Franchise Expo in 2024 and again at ICSC New York, and in January 2025 corporate introduced Origin to the franchisee. Every site went to Charley's corporate first. It turned down sites for sitting too close to existing stores or for weak demographics, and singled out Baldwin. Ownership wanted a full application, financials, a list of the operator's stores and photos of them before it would answer the LOI. It held firm on rent, so Origin dropped the TI ask and pushed for free rent instead. The center also had a neighbor's exclusive on chicken wings, tenders and sandwiches. Michael read the clause, confirmed with corporate that the brand's sales sat well under its threshold, and when ownership barred "Wings" from the storefront, he got corporate sign off on an exterior sign without it.
The result
The LOI was signed in May 2025 after three rounds in two weeks, and the 10 year lease was fully executed in August 2025 with 7 months of free rent. Charley's corporate has kept sending Origin new site searches since.
