Dunkin' Signs on 30th Avenue in Ten Weeks

A space reported leased came back, and Origin signed its 30 plus store operator within weeks.

The space

About 1,200 SF of ground floor retail with part of the basement at 38-16 30th Avenue in Astoria, Queens. Origin represented a Dunkin' franchisee with more than 30 stores and over 20 years in operation, a client Origin was already working across Queens.

The challenge

In April 2025 the listing broker told Origin the space was leased. By late June it was back on the market with a new broker, and Michael had an LOI in within five days of his first inquiry. Ownership offered 3 months of free rent against the 8 asked, wanted half of the full tax bill, and the space needed a 400 amp upgrade. Michael checked the tax bill, found the share was small, and restructured the offer: the tenant took the tax share and the electrical work and built a new prototype store as is, in exchange for a rent that worked. The LOI ran five versions in under four weeks. Origin also gathered the operator's tax returns and proof of his other stores for ownership, and the deal had to wait on Dunkin' corporate site approval while the landlord's side grew impatient. Michael kept counsel on both sides moving until the lease was ready to sign.

The result

A 10 year lease, signed about ten weeks after the first inquiry, with rent starting 4 months after possession, two 5 year renewal options and a coffee exclusive in the building.
