Keeping a Flushing Landmark Leased, Year After Year
Fifteen leases for one owner at 39-01 Main Street, through the pandemic and after.
The space
The Chamber of Commerce Building at 39-01 Main Street sits on the corner of Main Street and 39th Avenue in Downtown Flushing: ground floor retail with six floors of offices above. Origin leases it for the owner, Gerson Properties. Most deals are small: office suites of 220 to 1,104 RSF, plus a ground floor store.
The challenge
In June 2020, three months into the pandemic, New York Life gave notice it would leave its third floor offices by July 31, and a 1,000 SF ground floor store was available. Origin launched a campaign on August 12: new photos, a brochure built on Flushing's local foot traffic, video and 360 tours, building signage, a blast to more than 1,000 local tenants, CoStar, LoopNet, the MLS, and a written report to the owner on every inquiry, showing and offer. By early November the report logged more than 30 inquiries and three offers on the store.
The result
Mix and Match Closet signed a five year lease for the store from November 1, 2020, and took its five year renewal option in 2025. The New York Life floor was demised into smaller suites, and a medical practice took 1,104 RSF of it in March 2021. The pace held after the pandemic: six leases in 2023, including a ten year pharmacy lease, and in 2024, when a block of sixth floor rooms came back, Origin started marketing the next day and had three leased by November. In all, 15 leases from 2020 to 2025.
